Everything beyond the cleaner's invoice
Most operators find their true cost is 20–35% above the cleaner's invoice. If your margin per turn is negative, the guest fee is subsidised by room revenue.
Rework rate is the share of turns needing a return visit. Coordination is your own time scheduling, chasing and verifying — real cost, rarely counted.
Cleaning is the highest-frequency cost in the business, which means small per-turn errors compound faster than anything else in the P&L. It is also the cost most often set once and never revisited.

- Should the cleaning fee cover the full cost?
- Ideally it covers cost and a small buffer. A cleaning fee far above true cost suppresses conversion on short stays; far below it quietly erodes margin on every booking.
